1. Your roof is 20–25 years old.
Architectural asphalt shingles are typically rated for 25–30 years, but Colorado's intense UV exposure, hail, and temperature swings can shorten that lifespan. If your roof is approaching 20 years, it's worth a professional inspection even if it looks fine from the ground.
2. Shingles are curling or buckling.
Shingles that curl upward at the edges (cupping) or buckle in the middle are past their useful life. This is a sign the shingles have lost their flexibility and are no longer lying flat against the deck — leaving gaps for water to enter.
3. You're missing shingles in multiple areas.
One or two missing shingles after a windstorm can be repaired. But if you're seeing widespread missing shingles, it's a sign the adhesive strip has failed across the roof — and replacement is more cost-effective than ongoing repairs.
4. Daylight is visible in your attic.
If you can see light coming through the roof boards in your attic, water can get in too. This is a serious sign of structural failure and needs immediate attention.
5. Your energy bills have increased unexpectedly.
A failing roof allows conditioned air to escape and outside air to infiltrate. If your heating and cooling costs have risen without explanation, your roof's ventilation and insulation may be compromised.
2 Signs That Don't Always Mean Replacement
Granules in the gutters.
Some granule loss is normal, especially on newer roofs (the first rain washes off loose granules from manufacturing). It becomes a concern when you're seeing heavy, consistent granule loss from an older roof — but a few granules in the gutter after a storm isn't an emergency.
A single leak.
One leak doesn't automatically mean you need a new roof. Many leaks are caused by failed flashing around chimneys, skylights, or vents — not by shingle failure. A good roofer will diagnose the actual source before recommending replacement.
